Atlanta Office Rents Rose as Vacancy & Supply Climbed. What Happens When New Supply Disappears?

October 2026

Rent Growth Amid Rising Vacancy

Atlanta’s office market has delivered an unusual combination: asking rents have risen while vacancy and new supply have also increased. From 2020 to 2023, average rents climbed 8.9%, from $28.39 to $30.92 per square foot, as vacancy rose from 16.6% to 21.2%. In 2026, rents were up 0.8% year over year to $30.89, while vacancy reached 25.1%.

That pattern may face a new test in 2027. With no new speculative office space under construction, the market will have fewer new buildings competing for tenants. Could rent growth gain momentum?

The Office Construction Pipeline Falls to Zero

The supply slowdown could give landlords in newer, well-located buildings more room to push rents, especially if tenant demand holds steady. But the market still has substantial vacant space, and asking rents don’t reflect concessions or the differences between buildings. Any improvement is likely to vary by property.

What the Supply Pause Could Mean for Rents

Limited new supply may first help Atlanta absorb existing space and ease upward pressure on vacancy. If demand strengthens as that space is taken up, rent growth could follow. The question for 2027 is whether the supply pause is enough to turn modest increases into more meaningful gains.
